Much change has taken place in the Capitol Riverfront District of Southeast Washington, D.C., located between the U.S. Capitol Building, Anacostia River and Barracks Row Main Street. The Washington Nationals are playing baseball in a new ballpark in the district, new apartments are opening and more developments where people can shop, dine, play and work are under way.
Opus East of Rockville, Md, began building the $180-million, 442,000-sq-ft, 1015 Half St. SE office building in the District’s Capitol Riverfront Business Improvement District in 2008, with completion anticipated in 2010. The project includes 10 floors of rentable office space, 21,000 sq ft of ground-floor retail space, a two-story lobby, a tenant-only fitness center, three levels of underground parking, and a rooftop terrace with views of the Capitol Building.
The developer seeks LEED-silver certification. Environmentally friendly features include a green roof over 60% of the building, low-flow plumbing fixtures, the use of recycled building materials, showers and bicycle racks and close proximity to the Navy Yard Metro station.
